Landscape and Lighting Enhancements

Landscape and Lighting Enhancements

The Board of Directors is focused on increasing the visual appeal of the common areas in order to enhance the property values in the community, which are at a high, and has decided that they will be renovating the landscape in some prominent areas in the community.

The areas that will be initially targeted for renovation include the entrances at Bridlewood and Oso and Vista Viejo and Cabot, in addition to the intersection of Woodbluff and Vista Viejo. The Board is currently working with Management to solicit proposals for design and installation and will keep the community apprised of any updates. The Board also intends to enhance the lighting at the entrance monuments to increase the visual appeal and this will be done in coordination with the landscape upgrades.

If there are any areas of landscape that the Association maintains in the community that you believe can benefit from an upgrade, please email the Community Manager and they will be evaluated by the Board and Landscape Committee.

2024 Annual Tree Trimming

2024 Annual Tree Trimming

The Board has approved Vargas Tree Service to complete the 2024 annual tree trimming. The trimming will include all of the park trees, all of the eucalyptus trees on the Association-maintained slopes, and all of the Carrotwood trees. The project will begin in March and should be finished by the end of June.

If you would like to request that a tree be trimmed outside of its regular schedule or that a tree be removed, please complete the Tree Trimming and Removal Request Form, which can be downloaded on the Resident Portal at resident.actionlife.com in the “Forms” section.

Lastly, it was mentioned in a previous newsletter that a fungus called Armillaria has been detected on the Association maintained slopes which is deadly to pepper trees and other types of tree species. This fungus is actually quite common and, unfortunately, cannot be eradicated. It spreads through wet soil and the substantial amount of rain we have been getting will allow for it to spread more. Please keep an eye out for any trees in your area that appear to be in decline and report them to Management by emailing Community Care so that they can be evaluated by the arborist and determined if they are a good candidate for removal.

Architectural Submittals

Architectural Submittals

Pursuant to the CC&Rs, owners must submit an application to the Association’s Architectural Review Committee for review and approval prior to beginning any modifications to the exterior of the property. Part of the application process is to have the adjacent neighbors sign the application which indicates they have been made aware of the proposed modifications and don’t generally disapprove of them.

NOTE: If a neighbor approaches you to sign the application for their plans and you have an issue with what they are proposing, please email the Community Manager so the Committee can be made aware of your concerns prior to making a decision. The architectural guidelines and application can be downloaded at any time on the Resident Portal at

Mailbox Theft

Mailbox Theft

This time of year is a very popular time for mail theft, as people are receiving tax statements that have personal information that could be used to perpetrate identity theft. Below are some tips to prevent mail theft:

· Hand outgoing mail to a carrier or drop it off at a post office or secured mailbox.

· Have the post office hold your mail while you’re on vacation.

· Retrieve your mail daily, closest to the normal time your carrier delivers.

· Don’t put cash in the mail and don’t receive cash in the mail.

· Consider getting a PO box if you receive a lot of physical checks.

· Notify the post office if you move so you don’t continue to receive mail in a vacant box.

One helpful thing that owners can do is sign up for Informed Delivery with the United States Postal Service. Informed Delivery through USPS allows you to digitally preview your mail and manage your packages scheduled to arrive. Informed Delivery allows you to view greyscale images of the exterior, address side of letter-sized mail pieces and track packages in one convenient location. You will receive an email each day from USPS showing you what is scheduled to arrive that day, so you will know if any items are missing when you go to retrieve them. Please visit informeddelivery.usps.com for more information.

Another way to prevent mailbox theft is to install a locking mailbox. You can install a locking mailbox on the existing wood post, or you and your neighbors can get together to coordinate the installation of a locking cluster type mailbox to replace the individual mailboxes. An example of this is on the cul-de-sac at Oak Hollow Road. Please keep in mind that all mailboxes must be approved by the United States Postal Service and must be approved in advance by the Association’s Architectural Review Committee. The aesthetic of the mailboxes must be similar to the appearance of others in the community in order to be considered.
