Property Maintenance Reminders

The Moulton Ranch III CC&Rs require that the properties in the community be maintained in a “first class condition.” This is a friendly reminder that this is an excellent time of year to do some “Spring cleaning” and start planning for necessary maintenance at your property to keep it looking its best.

It has been observed on recent inspections that many of the homes can use a good power washing, particularly the stucco, garage doors and roofs. Management was made aware of a post recently on Next Door where a homeowner had their insurance cancelled without notice because there was moss on the roof.

Power washing may improve the look of the home, but paint does need to be touched up every few years. Paint becomes faded over time, so if it has been over 10 years since your home was last painted, it may be a good time to consider repainting, which will not only improve the appearance of the home, but also helps to protect and preserve the life of the substrates underneath. Wood elements typically need to be repainted more frequently than stucco. Wood gates and patio covers also need to be regularly painted. If you would like to consider repainting your home in a different color scheme, you are welcome to review the preferred color schemes that were updated in 2020, which can be viewed on the Resident Portal. Please make sure to submit an architectural application prior to making any changes to the existing colors.

Some of the wooden mailbox posts are deteriorating and in need of repair, replacement and/or painting. Maintenance of posts which hold multiple mailboxes is the shared responsibility of the homeowners whose mailboxes are on the post. Wooden mailbox posts should be repainted in the same manner as the other developer-installed mailbox posts on that particular street. For example, if the mailbox posts on a particular street are painted white, then they should be repainted white, and if they are brown, they should be painted brown and match the original color as closely as possible. White mailbox posts should be painted completely white (no background color) and have black numbers on them to ensure uniformity throughout the community. Owners who wish to deviate from the original developer-installed mailbox posts may submit an application for a customized mailbox post for the Architectural Review Committee to review.

Many of the trees are starting to regrow their foliage, so it is a great time to do any necessary trimming, remove any dead plant material (such as palm fronds), and trim back any vegetation from encroaching onto your neighbors’ properties. Please make sure that all landscaped areas are filled in with appropriate vegetation and ensure it is maintained regularly. Grass areas should be mowed and weeded regularly and any brown spots should be addressed.

Lastly, please remember to retrieve your trash cans promptly after collection and store them out of view.

Management performs regular inspections of the homes in the community and will issue courtesy notices to owners requesting they correct any items that are not in compliance with the governing documents.

When the properties are well-maintained, this preserves the beauty of the Moulton Ranch III community and enhances property values for all homeowners!
