The Board of Directors has approved a proposal from C&R Drains to complete a flushing of the slope drainage lines with a hydro-jet. The drains lines being flushed originate in the Slope Maintenance Easement in the rear of your lot and flow out to the street. The contractor will not be flushing any of the homeowners’ yard drains which may tie into the common main area drain line. The contractor will be completing the work between the dates of Monday, February 10, 2020 to Friday, February 14, 2020. The contractor will require access to your rear yard to complete the work.
Please be sure to have either someone home to provide access, or leave the side yard gate unlocked for access during the schedule dates. The drains must be cleared in address order, as they will start from the beginning of the line and push out debris from one property to the next until the end of the line, so there can be no special accommodations to residents to change the dates. The cost of the common area drain line cleaning will be covered as an Association expense. However, if access is not given when needed and the project has to be delayed, the owner will bear the cost for any additional expenses incurred by the Association.
It may be required to have the contractor come out to complete additional work on the line if the hydro-jetting process was not able to flush the drain. In some cases, it has been necessary to replace a section of the drain line. Should this be necessary, further communication will be provided. Should the drain line be altered or damaged as a result of a homeowner change, then further discussion with the Board will be necessary.
